We topped-out the second stage of Olimpijczyk estate in Łódź.

In less than 10 months since the beginning of the construction of the second stage of the Olimpijczyk investment, the building has reached its final height, marking the completion of structural work. The general contractor for the project is Unibep SA, and the investor is Polski Holding Nieruchomości SA.
The results of years of collaboration
The second stage of the Olimpijczyk estate is a continuation of a small-scale development located in the Polesie district of Łódź in Kusocińskiego Street. The level of completion of the investment reached approx. 55%.

About the investment
The Olimpijczyk estate is a small-scale development by Polski Holding Nieruchomości (PHN) located in the Polesie district of Łódź, in Kusocińskiego Street. As part of the second stage of construction, two 6-storey residential buildings are being developed with a simple and elegant design, featuring standalone garages and external parking spaces. In the second stage of the estate, 132 apartments will be delivered, with an average size of 60 m². Ground-floor apartments will feature private gardens, while those on upper floors will have loggias or balconies. The estate also includes plans for a playground, a recreational area, and bicycle parking spaces.
The Olimpijczyk estate is well-connected, located about 6 km from the centre of Łódź, in a peaceful, green area. In the immediate vicinity is the largest historic park in Łódź, the Marshal Józef Piłsudski Park, which features a botanical garden, the Łódź Zoo, and a water park. The estate is also near numerous shops, including two shopping centres, service points, restaurants, and fitness clubs.
Work status
Work on the Olimpijczyk estate is progressing according to the construction schedule. The completion of the residential development is planned for the end of February 2025.
“The project has reached its second milestone, which involves completing the open shell stage. The structural walls, stairs, floors, and flat roof are completed. By the end of June, we plan to complete the installation of all exterior windows and begin work on the facade for all walls. Roofing work is already underway, marking the next step toward achieving the third milestone, which is scheduled for the end of October. The construction is proceeding according to schedule. The knowledge gained by the construction team from the first stage of the estate, which is similar to the current project, allows us to effectively plan subsequent work, avoid mistakes, and adhere to the technology. We have also started roadwork and preparations for the delivery and installation of 48 double-space garages, which marks a difference from the first stage, where the garage was part of the building’s underground structure. Most subcontractors have already been contracted, allowing for the smooth introduction of additional construction teams,” explained Adam Klimczyk, Contract Manager at Unibep.
The project we are working on is located in an attractive, green district of Łódź. The estate features extensive outdoor areas with a relaxation zone for residents.
“The buildings are not particularly complex in terms of construction or architecture. The challenge, however, is the project’s completion timeline. From the day we take over the construction site to signing the work acceptance certificate with the Investor, we have only 18 months. Considering the weather conditions during the autumn and spring seasons in Poland, this is an ambitious challenge for the entire construction team,” said Piotr Czech, Contract Manager at Unibep.
