Topping out in KOLEJ NA 19 estate

After 17 months from the start of construction, our team reached the shell construction of the building in Kolejowej Street 19 in Warsaw’s Wola district. The new housing estate of the PHN Group will comprise four modern buildings with exquisite architecture: unique structures, elegant shared areas, and glassed-in lobbies on the ground floor. “This is our fourth investment implemented on behalf of the Polski Holding Nieruchomości over the last few years. We perceive this as a great distinction for Unibep and proof of the trust the Holding has in us,” said Dariusz Blocher, President of the Board of Unibep, during the ceremony.

In buildings with 7 to 9 above-ground storeys, there will be 148 residential units and 2 commercial premises. The project offers 141 parking spaces in the underground garage and 7 above-ground spaces for guests. The entire investment will be completed in a single stage. All apartments have terraces, loggias, or balconies. The completion of the construction is scheduled for July 2024.

The investment is situated in an attractive, rapidly developing, and conveniently located district of Warsaw. It matches the ongoing changes in this part of the city, transforming the face of the former industrial area.

“Today we are completing an important stage in the construction of the housing estate in Kolejowa Street 19 in Warsaw, one of four currently under construction by the PHN Group in Poland. The residential segment is an important segment that diversifies and strengthens our financial results. So far, we have completed over 1,000 apartments and we are systematically building our position on the competitive housing market, strengthening and increasing PHN’s brand recognition in several cities in Poland: Warsaw, Łódź and Wrocław,” said Marcin Mazurek, President of the Management Board of Polski Holding Nieruchomości.

Tasks to be completed in the coming months

In the coming months, Unibep will complete the finishing work on buildings C and D, including installing flooring, tiles, doors, and furniture fixtures. On buildings A and B, further masonry work, window installation, insulation, façade work, and installation work are planned.

“A distinctive feature of the investment is the atypical balcony partitions made of precast reinforced concrete elements. It is a non-standard solution that creates an original design of buildings and requires the use of special technical solutions such as individually designed Isokorb connectors and a custom formwork design for prefabricated elements,” explained Norbert Korczyński, Construction Manager at Unibep, adding “The main function of the Isokorb connectors is a safe and permanent thermal, acoustic, and fire separation between the balconies and the building.”

With environmental protection in mind

“It is worth noting that we used the low-emission Ecocrete concrete for the construction of the foundation slab for the “Kolej na 19” building. It is an innovative mix that allows for a reduction of CO2 by up to 50%. The implementation of a new type of low-emission concrete is another important step toward reducing the carbon footprint generated at various stages of construction work,” explained Norbert Korczyński.

The low-emission concrete is not the only solution used in the “Kolej na 19” investment that aligns with the concept of sustainable construction. The residential estate also includes a retention reservoir, which will help manage the green areas.

“Rainwater from roofs and green areas will be discharged to a designed retention reservoir with a capacity of 168 m3, including 52 m3 for watering the common lawn areas. Watering will be carried out using irrigation lines distributed across the green areas, controlled by timers. In the event that there is no water in the retention reservoir, the lawn irrigation system will be supplied by the municipal network,” said Grzegorz Lubecki, Sanitary Works Manager at Unibep.

New investments strengthen the relationship between Unibep and PHN Group

“Kolej na 19” estate is yet another residential project that Unibep is implementing on behalf of Polski Holding Nieruchomości. In June 2023, the General Contractor handed over the first stage of the Olimpijczyk Estate in Łódź and is currently executing the second stage. Earlier, Unibep built the prestigious office building Domaniewska Office Hub in Warsaw.

“The project we are implementing on behalf of Polski Holding Nieruchomości is already the fourth enterprise in recent years. It is a great honour and a proof of the trust placed in us by the Polski Holding Nieruchomości, which is one of the largest and most renowned players in the real estate market in Poland,” said Dariusz Blocher, President of the Management Board of Unibep.
