Three months on Panattoni construction site summarised by Unibep

Unibep podsumowuje trzy miesiące na placu budowy hali dla Panattoni

A new warehouse and logistics hall with an area of approx. 58 thousand sq. m. is being constructed near Łódź. The General Contractor is finishing the earthworks and has seriously embarked upon structural works. “Currently, our works are at an advanced stage and, most importantly, they are progressing according to schedule,” said Construction Site Manager at Unibep SA Paweł Rutkowski. The hall should be completed in the second quarter of 2023.

The agreement concluded with Panattoni Development Europe Sp. z o.o. covers construction of a warehouse and logistics hall with office and social facilities, accompanying technical and communication infrastructure, and accompanying communication infrastructure connecting section Tuszyn-Kruszów. The investment is being constructed approx. 30 km from the centre of the city of Łódź in the locality called Kruszów in gmina Tuszyn. The investment is being implemented in the “design and construct” formula.

Current situation on the construction site

The Unibep team entered the construction site at the end of May this year. As a standard, we started our work with preparation and clearance of the construction site. After less than two months of groundworks, the General Contractor can proudly say that it has processed 220 thousand cubic metres of land and it is closing the first stage of construction.

“We have finished most of groundworks under the hall to be constructed. They consisted in excavation, removal of humus, construction of embankments, stabilisation of the ground and excavations for foundations. We are slowly finishing groundworks related to layers of backfills after completing the foundations, which depend on the progress of the assembly of prefabricated columns. In the area of groundworks, we still have to build the road part. The infrastructure must be completed before the start of winter because of the weather conditions,” said Site Manager at Unibep SA Paweł Rutkowski.

At the same time, we conduct construction works, we make foundation spread footings and perform the assembly of columns.

“We have completed approx. 90% of the entire scope of designing works in the field of footings and foundations. Owing to this, we were able to start the construction of columns: as of today, we have built 106 out of 338 columns,” explained the site manager. “We are at a quite advanced stage of performance of the mentioned scope of works. Most importantly, at the moment everything is going according to the construction schedule,” he added.

The task of Unibep consists in preparation of a closed structure fitted with all the installations allowing the correct functioning of the building. After completion of the building structure, the next most important part was the floor construction.

“The flooring plays a significant role in such type of objects. It is indispensable to maintaining proper functionality of the building and crucial when it comes to acceptance of the building,” stressed Paweł Rutkowski. “The proper preparation of the subfloor ground is of paramount importance, and that means reaching the applicable parameters of the load-bearing capacity of the ground, then drawing up of the accurate design being the base for the most demanding part, which is preparation of the flooring,” he added.

 

Tasks for the coming weeks?

The assembly of the reinforced concrete structure of the prefabricated columns is in progress. The next stage will be the assembly of the steel structure, which will start in mid-August, beginning from the left part of the hall.

“The assembly of the steel structure is another milestone in construction of this hall. The installed steel structure will allow us to commence subsequent stages of construction, that is construction of the roof. And we have a roof with an area of 6 ha to construct plus the installation of sandwich panels, that is preparation of the external facade,” explained Construction Manager at Unibep SA Paweł Rutkowski.

The General Contractor, Unibep SA, is also preparing to start network works.

“We plan to begin network works at the turn of August and September: sewage, water supply, and rainwater installations. And this is the necessary scope of works to be performed in order to be able to start the preparatory works for road infrastructure,” said Paweł Rutkowski.

Collaboration with Panattoni

Panattoni Development Europe Sp. z o.o. is an industrial space developer. It offers industrial and warehouse buildings and facilities as well as office premises. From the beginning of its operation in 2005, it has implemented projects in Poland with a total area of 11 million sq. m.

“The ordering party is very factual and specific in its decisions, which energises the cooperation between the teams implementing the investment on both sides: the investor and the general contractor,” stressed Site Manager of Unibep SA Paweł Rutkowski. “This is our first cooperation with the largest logistics developer in Europe. Therefore, we are pleased with the expertise that we will certainly gain owing to this implementation.”
