The topping out was placed on the second stage of Wola Gabriela housing investment in Warsaw
The Unibep SA team has completed works related to construction of the building structure, being the second stage of Wola Gabriela housing investment. The apartments located in Warsaw’s Wola district were ordered by Sokratesa Development Sp. z o.o. It is a modern housing estate with an interesting shape of the building and modern architecture.
“Once again, we have proved to be a trustworthy business partner. We are implementing the investment called Wola Gabriela according to schedule in spite of difficult times: unprecedented increase in prices, shortages of materials, with growing prices of raw materials on world markets, and shortage of manpower,” said Krzysztof Mikołajczyk, vice president of the management board of Unibep SA and construction director at Unibep SA during the ceremony.
“I would like to thank everyone involved in the investment on the side of the general contractor, the investor, and subcontractors. I hope that the housing estate being built as part of our first cooperation with Sokratesa Development will mark the beginning of cooperation on numerous joint projects with the investor in the future,” he added
President of the management board of Sokratesa Development Sp. z o.o. Doron Sebbag expressed his satisfaction that despite difficult times the construction works were being carried according to the investor’s schedule and expectations.
“When I look at the first stage of the Wola Gabriela investment, my heart is filled with satisfaction and gratitude. I would like to thank you for the exemplary cooperation and for your trust built by and between all investment stakeholders,” said during the ceremony Doron Sebbag, president of the management board of Sokratesa Development Sp. z o.o. “I see a real partner when I look at anyone of gathered with us here today. And this is our shared success as a developer and general contractor,” he added.
In his speech, president Doron Sebbag also referred to the current situation in Ukraine.
“I did not think that Europe would again see the scary pictures of people fleeing their homeland before the war. These are ordinary citizens, just like all of us, who become refugees overnight and have to live in fear for their lives and those of their loved ones. I hope and with all my heart I wish this to Ukraine for this unnecessary war to end as soon as possible so that we can all return to safe and stable times,” said Doron Sebbag.
Modernity and care for the rresidents
The Unibep company is implementing the second stage of Wola Gabriela investment. It is a residential and office building with an underground garage, land development, and all the required infrastructure. The building will comprise 94 residential premises, 3 service premises, and 112 parking spaces. It is worth mentioning that the first stage of the investment offered 130 residential premises, 2 commercial premises, and 148 parking spaces in the underground garage.
“The buildings of the second stage of the investment have a two-storey underground part used for an underground garage, technical facilities, bicycle lockers, and storage facilities for residents. The aboveground part consists in two buildings on expansion joints, the higher one with seven storeys, the lower one with up to six storeys. The ground floor of the building will host two service premises and one two-story office, all with direct access from the street,” explained Tomasz Osiennik, site manager at Unibep SA.
It is worth mentioning that despite the small number of residential premises, the buildings come with six staircases with passenger lifts, which will certainly contribute to a significant comfort of use. A road will also be built connecting the housing estate with a newly built school.
“It is worth noticing that the Investor decided to renovate and build over 300 meters of public road to facilitate easy communication on between the housing estates and the newly built school. It is a really meaningful gesture on the part of the Investor, which turns out to understand the needs of the future residents of the estate,” added Tomasz Osiennik, site manager at Unibep SA.
The buildings resemble architecturally the first completed stage, harmoniously enclosing the Patio and making the estate cosy.
“Wola Gabriela Apartments is a modern housing estate with an interesting shape of the building and architecture. The investment stands out form the neighboring buildings with a distinguished eastern façade with cascading terraces, which makes it visually more attractive. The front façade of the building was also positively received, as it matches modern trends, incorporating decorative plaster and drawing attention with contrast of white, black and gray colours,” said Ewelina Daniluk-Holo-hole, contract manager Unibep SA.
Residential developers are all the more willing to introduce in their investments elements of high care for the environment and concern for the well-being and health aspects of residents.
“Importantly, the investment was designed in the spirit of green construction. Owing to the intended PBC parameter, the roofs of the building were designed as entirely green, excluding lift tops, chimneys, and shafts,” added Ewelina Daniluk-Dziurdziak, contract manager in Unibep SA.
About the investment
Wola Gabriela housing estate is located in Wola Odolany district, which today it is one of the most dynamically developing areas of Warsaw. Its city centre can be reached travelling by numerous bus and tram in less than a quarter of an hour.
As announced by the general contractor, the second stage of the investment is to be delivered for use in the first quarter of 2023.
