Nova Talarowa investment topped out

In less than nine months since the start of construction, Nova Talarowa has reached its final height, marking the completion of structural works. The general contractor of the investment is Unibep SA, and the investor is Bouygues Immobilier Polska.

Nova Talarowa is a minimalist U-shaped building with an internal patio and playground. Unibep is constructing it in Talarowa Street in Warsaw’s Tarchomin district. The investment is approx. 40% complete.

As part of the Nova Talarowa investment, a five-storey residential building has been constructed, featuring a total of 142 apartments and 142 parking spaces in a shared multi-story underground and above-ground garage. Another stage of the project includes constructing a municipal road, Talarowa Street, along with the necessary infrastructure. Unibep’s construction team will also carry out the site development.

This investment continues the partnership between Unibep SA and BI Polska. Let us recall that Unibep was the general contractor for the award-winning Wileńska Express project in Warsaw, and at the end of 2023, it became the general contractor for the Lune de Malta residential development in Poznań, near Malta sports and recreation complex.

Investment in a green setting

Nova Talarowa is a development project offering 142 apartments of various sizes, including studio apartments as well as 2, 3, and 4-bedroom apartments. The development area will be further enhanced with benches, birdhouses, and bird feeders, as well as green vegetation, including climbing plants on the building’s vertical structures and the ramps leading to the garage. Additionally, a reflective membrane will be installed on the roof of Nova Talarowa to prevent overheating of the apartments during the summer heat.

The location of the development ensures convenient access to public transportation, shops, and services. It is just a 5-minute walk from Mehoffer’s gardens and 1.6 km from the Vistula River waterfront.

According to the schedule, the completion of the development is planned for the end of the second quarter of 2025.

Fusion of Luxury and Sustainability

Nova Talarowa will be the third project in the portfolio of Unibep implemented in collaboration with Bouygues Immobilier. The investor and designers have paid great attention to the details. The architectural concept of the building and the materials used align with the latest design standards. The building's distinctive façade is characterised by a white exterior, complemented by ventilated HPL elements in a wood-like finish, creating a warm and elegant appearance. The designers focus not only on the aesthetic qualities but also, during the design and execution stages, together with the supervising inspectors, ensure reliable and proven solutions.

“Nova Talarowa stands out in the market for its high interior finish, with significant emphasis placed on details, such as numerous LED strips, vinyl wallpapers in common areas, large-format tiles, stylish built-in furniture, and rich elevator cabin décor, to mention just a few of the luxurious touches. Additionally, the developer has incorporated eco-friendly solutions, such as electric vehicle charging stations and photovoltaic panels on the roof of the E staircase. The subdued colour palette and ergonomic interior design, combined with an excellent location, ensure a high level of comfort for future residents,” said Maria Madejska-Filipiuk, Project Manager at Unibep SA.

Talarowa Street estate: The major challenge

One of the challenges of the project is the construction of the municipal road, Talarowa Street (section to Pomorska Street), which is scheduled for completion in the summer of 2024. Currently, all arrangements with the authorities and preliminary works related to tree removal and site preparation for the planned section of the street are underway. Everything is proceeding as planned.
