A topping out wreath over Smartii Mokotów investment

The General Contractor, company Unibep raised a symbolic topping out wreath on the housing investment, which is being built in Postępu Street in Warsaw’s Mokotów district. The construction has been commissioned by YIT Development Polska and, as the Investor stressed it, “It will be the largest co-living in Poland”. Smartii Mokotów has been the fourth investment implemented by the developer with Unibep in the Warsaw market. 

“This has been our subsequent cooperation with one of the largest developers in Europe. So, it is even more gratifying that the internationally recognised brands appreciate the reliability and quality which distinguishes Unibep on the market. As well as that they recurrently choose us for implementation in residential, office, and industrial construction”, said during the ceremony Krzysztof Mikołajczyk, Construction Director and Vice President of the Management Board of Unibep SA.

It is worth mentioning that both companies met on the construction site of Warsaw’s residential investments: Nordic Sadyba (completed in January 2022) and Nordic Mokotów (completed in October 2020). They are implementing another construction, i.e., Aroma Park Lofty residential investment. Within its framework YIT restores one of the most important historical points in the north of Warsaw — Henryk Bienenthal’s yeast factory in Klasyków Street 10 in Białołęka district.

It is worth adding that all structures commissioned by YIT Development reflect the Finnish design philosophy, which can be best described in three words: simplicity, innovation, and functionalism.

 The biggest co-living in Poland!

The building will be implemented with a view to function as co-living, which means small apartments for long-term rental with access to amenities in the entire building. Even the investor highlighted the fact that Smartti Mokotów is for people for who value the space in which they spend their time together. It is a place for people who value living in a creative environment, one which allows to live and work in comfort.

The ground floor of the building will the host commercial premises, the storeys from 1 to 8 above will host the residential part. Two underground storeys will be used for parking spaces. The premises will feature, i.a., a viewing terrace on the roof of the building overlooking the centre of Warsaw, a lobby, a reading room, a gym, meeting and , conference rooms, childcare facilities, and laundry facilities.

All shared area and renting rooms will be delivered in a very high standard turnkey finish. The whole building will be secured with strict access control, and some of the sunniest facilities will have air conditioning.

“Despite quite difficult situation in the construction market caused by the war over the eastern border and the outflow of part of the employees, the works on the construction site go according to schedule,” said Łukasz Onuszko, Site Manager at Unibep SA. “It is a building of a C-shape structure comprising two underground storeys and nine storeys above ground,” added the site manager. We prefabricated the staircases and balconies. We installed as many as 424 balconies on the construction site. Reinforced concrete works have been completed. Currently, the finishing and facade works are underway.

 Residential, office, and industrial construction in Unibep

A few weeks ago, Unibep Group published the financial results for the three quarters of 2022. The backlog of orders of the residential, office, and industrial construction pending implementation in the third quarter of 2022 and for subsequent years amounts to PLN 1,5 billion net.

“The increasing costs of materials, services, and energy have a negative impact on operations of all entities involved in the construction process, starting from the investor, general contractor, architect, up to subcontractor’s suppliers. This should be a chance for everyone to reflect on the model of business in the industry, the risk sharing, and the search for partnership models that do not favour the drastic imbalance of the parties,” said Krzysztof Mikołajczyk. “Contrary to this adverse market situation, the activities of Unibep in general contracting segment receive my positive appraisal. We have earned a solid backlog of orders for 2023 and subsequent years, and teams responsible for general contracting efficiently implement agreements. This receives recognition among the investors which choose a stable and reliable brand for further investments in residential, office, and industrial construction segment. Our main objective in the General Contracting segment is to maintain the leading position in residential, commercial, and industrial construction on the Warsaw market and to build the position of one of the leading contractors in this segment in Poland,” summarised the Construction Director and Vice-President of the Management Board Unibep Krzysztof Mikołajczyk.

 About the investor

The company YIT is from Finland, and it is one of the largest developers in Europe. It started its operations in Poland in the third quarter of 2015. The establishment of the Polish company is part of the company’s long-term development strategy in Central and Eastern Europe.

Over several years of operation on the Polish market, the developer has invested in a number of properties in Warsaw districts of Mokotów, Białołęka, and Ursynów.
