Contract for PLN 133 million in the industrial construction segment

Kontrakt za 133 mln zł w segmencie budownictwa przemysłowego

Panattoni has chosen Unibep SA to be the general contractor for the construction of a warehouse with an area of approx. 58 thousand sq. m. in Tuszyn in Łódź Voivodeship. “This is a very important step in the context of the further development of the industrial construction segment in Unibep company. This time, it is our first cooperation with the largest logistics developer in Europe,” said Przemysław Janiszewski, director of power and industry construction at Unibep SA.

The cooperation covers construction of a production and warehouse hall in Tuszyn with offices, social facilities, and accompanying technical and communication infrastructure. The investment will be built approx. 30 km to south of the city centre of Łódź. Its implementation will be carried out divided into two stages. The commencement of construction works is scheduled for 2Q of 2022 and completion for the 4Q of the same year.

The value of the agreement is EUR 28.9 million net (approx. PLN 133.2 million net).

It should be mentioned that the party ordering the investment is Alocasia Sp. z o.o., in which the 100% of shares is held by IPOPEMA BENEFIT 7 Fundusz Inwestycyjny Zamknięty Aktywów Niepublicznych (closed-end investment fund of non-public assets). The entity involved in the preparation and implementation of the investment in cooperation with the ordering party is Panattoni Development Europe Sp. z o.o..

Growing number of clients

“The share of industrial construction in the sales of Unibep SA is growing. Over the past few years, we have completed several significant industrial investments on the Polish market. Unibep is effectively strengthening its position in this segment, which is evidenced by, for instance, the references of our clients and winning new contracts,” said Przemysław Janiszewski. “We are glad that Panattoni company, the leader of the logistics real estate market, has joined the group of our partners. Let us hope that the hall in Tuszyn mark the beginning of a continuous long-term cooperation established between the two companies,” continued.

Over the last few years, Unibep SA has signed a number of contracts in the industrial construction segment, incl. the industrial complex “Polimery Police”, sewage treatment plant in Bielsk Podlaski, milk powder plant Mlekovita III, two warehouses, and a cold store with the required infrastructure for Mlekovita Dairy Cooperative in Wysokie Mazowieckie. Of the above mentioned investments, those which deserve honourable mention is “Polimery Police” consisting in construction of a polypropylene plant being built in the premises of Zakłady Chemiczne Police by Grupa Azoty (one of the biggest investments in the industrial segment being implemented at the moment in Poland) and the milk powder plant Mlekovita III – the biggest cutting edge plant in Central and Eastern Europe. At the end of March this year Unibep signed an agreements with Mondi Warszawa, a packaging manufacturer, for whom Unibep SA will construct and extend the production and warehouse hall in Mszczonów.

Cooperation with the industrial estate leader

The latest project for Panattoni, the leader in industrial real estate not only in Poland but also in Europe, proves the progres Unibep has made in the field of industrial construction. The company operates in 13 countries and it has been present in Europe for 17 years. The portfolio volume of the constructions delivered by Panattoni in Poland has grown to 10.8 million sq. m. Among its key clients are such companies as Amazon, DB Schenker, DHL, Fedex, DPD, InPost, Coca Cola, Weber, Bosch, Volkswagen, H&M, and Zalando.

I am happy that we have entered into a cooperation and I am already waiting for the next joint projects,” he continued.

Not only industry but also energy sector

The estimated value of energy and industrial investments planned in Poland is worth several hundred billion Polish zloty, which proves the enormous potential for development of this construction segment. The analysts predict that in the near future there will be a sharp increase in the number of investment tasks that all stakeholders in the sector will have to undertake. Considering the market trends related to the need to transform the Polish energy sector as well as the clients’ demand, the management board of Unibep SA decided to enter the energy construction segment and offer its clients a comprehensive service, the so-called turnkey investment, i.e. with delivery and assembly of all the required technology.

“We see a real chance for a deeper involvement of Unibep Group in transformation towards zero- and low-emission national economy,” said Leszek Gołąbiecki, president of the management board of Unibep SA. “Hence the decision to establish at the end of 2021 the Power and Industrial Construction Segment within the structures of Unibep SA,” he continued. “Our portfolio already includes several large and complex investement implemented for stakeholders from the industrial sector. Currently, we are focusing our activities on increasing the backlog of orders in field of power construction. What is more, in recent months we have significantly strengthened our staff in this segment. In May, we opened a new branch of Unibep SA in Racibórz, location to focus mainly on implementation of power sector investments,” said Leszek Gołąbiecki.

Last year, Unibep SA complemented its backlog of orders with a contract for construction of the new Olefin III complex at the PKN ORLEN SA production plant in Płock. It has been the largest petrochemical investment in Europe implemented over the last 20 years. Moreover, the company has signed an agreement for turnkey implementation of the task called “Adaptation of the heat source in Energetyka Cieszyńska to the applicable environmental protection regulations”.

“The investment in Cieszyn matches with the modernisation trend in the national market of combined heat and power plants. The market has entered the energy transformation process arising from the need to shift away from burning black coal. According to estimates, the potential of this market might be over 400 CHP in the whole country” said Przemysław Janiszewski, director of power and industry construction at Unibep SA.

Backlog of orders value

As a result of conclusion of an agreement for construction of a warehouse and production hall in Tuszyn, the estimated value of the backlog of orders of Unibep SA in the segment of power and industry construction segment in the perriod of Q2-Q4 of 2022 and subsequent years makes approx. PLN 360.0 million net.
