Quarterly report published – results in line with estimates.

The Unibep Group published its interim report for the first three quarters of 2025. The presented results are in line with previously provided estimates. The company consistently improves operating profitability through selective contracting and portfolio diversification.
In brief, the Unibep Group’s results can be summarized as follows:
- Net profit attributable to the shareholders of the parent company for Q1–Q3 2025, excluding one-off events, was nearly nine times higher than in the same period last year, reaching a profit of PLN 12 million versus almost PLN 2 million loss.
- EBIT (operating profit) for Q1–Q3 2025, excluding one-off events, was 5.3% higher compared to Q1–Q3 2024, reaching approximately PLN 59 million.
- EBIT, excluding one-off events, shows a trend of improving profitability, which is increasing both in absolute and percentage terms on a quarterly basis in 2025.
- Net debt as of 30 September 2025 decreased by PLN 161 million compared to 30 June 2025, reaching PLN 37 million.
- Contracting (construction + modular segment) amounted to PLN 2,454 million – an increase of 72%.
During the period, the Unibep Group generated consolidated sales revenue of PLN 1.61 billion, representing a decrease of approximately 11.6% compared to the same period last year.
The backlog of orders scheduled for execution from Q4 of the current year already amounts to PLN 4.1 billion, reflecting a 20% increase compared to the same period last year.
The Unibep Group maintained a strong liquidity position – as of 30 September 2025, it held cash of PLN 274.1 million, i.e., 97.5% higher than a year earlier. At the same time, net debt at the end of September decreased by PLN 161 million compared to 30 June, reaching PLN 37 million.
According to the Management Board, the Group’s development prospects remain positive, despite a challenging market environment. Particular attention should be paid to the effective building of the backlog of orders.
In the general construction segment, we continue to intensify contracting activities in the regions of Małopolska, Podkarpacie, and Lower Silesia, developing commercial and operational structures there. We are also significantly intensifying our contracting activities in the military segment, where we have already secured contracts worth approximately PLN 534 million since the beginning of the year. From the start of the year until the end of September 2025, the general construction sector secured new contracts totalling PLN 973 million. As a result, the backlog of orders at the end of Q3 2025 amounted to approx. PLN 1.5 billion. The situation in the energy construction sector also looks solid. Since the beginning of the year, we have signed two significant contracts for the development of this segment and future results – totalling approx. PLN 800 million, based on the portion of the contracts attributable to Unibep SA. As a result, the backlog of orders at the end of Q3 2025 amounted to approx. PLN 1 billion. Other significant projects are either in preparation or awaiting selection by the clients, said Andrzej Sterczyński, president of Unibep.
According to the Management Board, the infrastructure sector is performing well in terms of sales, showing a 29% year-on-year increase in turnover. The management adds that actions are being taken to diversify this segment geographically and by product, with one of the objectives being the acquisition of railway construction projects for execution. Contracts in this segment complement the company’s business diversification process very effectively, while also clearly enhancing the references and execution capabilities of consortium partners. Unibep SA is currently in the process of securing its first contract in this market segment, after CPK awarded, in favour of the consortium of Track Tec Construction and Unibep, the tender for the design and construction of a railway siding approx. 5 km long, scheduled for completion by the end of 2029, for a total gross value of approx. PLN 143 million.
We are pleased with the additional contracts signed by Unihouse. The company’s portfolio now includes agreements worth over PLN 320 million, including its largest-ever foreign contract in Frankfurt am Main, valued at PLN 152 million. Further important contracts are in preparation and development, and they will be awarded in the coming months of 2025. Positive prospects also lie ahead for the development business, related, among other things, to the growing purchasing power of potential clients, said Andrzej Sterczyński.
When analysing the Unibep Group’s results for the first three quarters of 2025, it should be noted that one-off events in this period increased EBIT by PLN 7.2 million and net profit by PLN 5.8 million, whereas in the same period in 2024 their positive impact on EBIT amounted to PLN 103.2 million and on net profit to PLN 83.6 million.
