Unibep to build Galeria Północna in Warsaw

Unibep S.A. from Bielsk Podlaski will build Galeria Północna in Warsaw. The value of this contract is over EUR 73 mln. It is possible that Unibep will also receive a request for additional work at the shopping centre for the value of over EUR 11 mln.

The contract was signed on 8 July 2015. It is the largest contract that was signed by the company during 2015. The investor is Centrum Światowida Sp. z o.o. with its registered office in Warsaw - the company composing the Global Trade Centre Group. Galeria Północna is going to be located at Światowida Street in Warsaw, Białołęka district. Unibep S.A. as the general contractor is to build a commercial, shopping and entertainment centre composed of a three-storey building with total commercial space of approx. 64 thousand square metres. Additionally, the customers of the centre shall have at their disposal approx. 2,200 parking spaces in a two-storey underground car park.

According to GTC, Galeria Północna has already attracted tenants such as Cinema City, H&M, LPP Group (the owner of such brands as Reserved and Cropp), and many others. The building was designed by the prestigious design office APA Wojciechowski and Tzur Architects. Visitors will have at their disposal various entertainment and leisure facilities, such as publicly accessible roof garden, walking paths and a playground. To confirm the status of Galeria Północna as the greenest building in its class in Poland, GTC plans to obtain the Gold LEED certificate for the investment. The expected investment realisation time is approximately 22 months which means that in the middle of 2017 the shopping centre will be ready to welcome its first guests.

- "It's a distinction for us, but also a challenge", said Sławomir Kiszycki, vice president of Unibep S.A. and, at the same time, CFO. "We talked a lot with the investor about the performance of this contract. We have analysed, in detail, the entire project. It seems that it's well prepared in terms of organisation, logistics and finances.

Construction of Galeria Północna is another milestone in the business activity of Unibep S.A. Until now our company was a general contractor of shopping centres in the Podlasie region, such as Galeria Alfa in Białystok and Galeria Plaza in Suwałki.

We will also construct a shopping centre in Grodno in the Republic of Belarus. On 7 July, the company and the investor Triniti Invest Sp. z o.o. signed an annex to the contract in the scope of work not exceeding the amount of EUR 10,103 mln (this represents the investor's own share). The entire contract for the construction of the shopping centre in Grodno will receive external financing by the investor (credit granted by Polish banks with KUKE insurance), i.e. after the conclusion of the credit agreement and meeting the disbursement conditions. There are indications that the investor is well on track to get the required credit.
